I have been a resident of Inglewood for about 10 years now and Anderton's used to look after the maintenance and grounds etc. Can I just say that since Concept has taken over, the service has improved 100%. I had been waiting 2 years to have Sky installed because Anderton's lost the key to the communal loft. Safety issues i.e. paving and minor issues have also been repaired by making a quick telephone call to Concept. All the above had been reported to Andertons numerous times by letter, telephone and AGM meetings, but nothing done for several months, if at all.
Can I advise other residents that are now being looked after by Concept to report issues like the above. I feel better now, knowing that I do actually receive value for money for the thousands I pay each year for this service.

Are Concept a small Company? How many people do they employ. Can they take on extra areas of Forestdale?

I assumed that they had taken over all of Forestdale - sorry! You can double check whether they look after your address by telephoning them on 0208 464 1133.

Out of interest, has there been a large increase in the maintenance fees when comparing Concept to previous management companies? I think I am moving to a flat where Concept have just recently taken over.

I received my half yearly bill on Monday and it was exactly the same as what Anderton were charging.

when i moved to middlefields 2 and half years ago my service charge was roughly £35 per month for my 2 bedroom flat, when Concept management took over this price went up to £109 per month (for 12 months) as there was to be scaffolding erected for maintenance in the following 2 years, This was an error of the previous management company who apparently didnt take this into account, as you can imagine i wasnt happy and i had a long converstion with someone from Concept management and they assured me in 2 years this price would drop back down. Two years have now past and the price has dropped but only to £106 per month (for 10 months). The same person now denies he ever said such a thing and the current price of £106 per month is now pretty much the same all over Forestdale. I do beleive this is a very high rate and as noone seems to say or do anything about this it will carry on increasing.
because of such a high charge i have sold my flat and bought a house on forestdale, this as it happens is also under the spell of Concept management and i hope this doesnt get the drastic increase of middlefields 2 years ago.
But as a management company I found Concept management to be very quick at responding to maintenence issues and i have to agree with Amanda and give them top marks for that.
i just feel as residents we seem to have to pay whatever fee is put in front of us and with high council tax, high house prices and high service charges how does anyone stand a chance of getting on the property ladder and still manage to live.

It is nice to see such positive comments regarding CPM, however i felt i had to reply as I believe the above statement is an inaccurate reflection on the actual situation. An estates budget is agreed and decided by the directors and is not a product of engaging CPM to be a managing agent, other than when the inadequacies of the previous managing agent are identified.
The service charge level before CPM were appointed was £668 per annum which equates to £55 per month, not £35 although the above is correct when you stating it rose to £109. It is interesting to note that an average service charge for flats in Croydon is currently £800 - £1000 per year and perhaps this is the best indicator of all that the figures Middlefields residents were paying was unrealistically low. In relation to the reduction it is a shame that this was not expressed as a 12 month figure for easy comparison, which is actually £88 per month. This is not as low as predicted partly due to the provision of entryphones on the estate, on which all residents were consulted.
I hope this helps to disprove the idea that these types of issue are decided, without reference to anyone, by the estates managing agents. Whilst all residents are obligated by their property covenants to pay the service charge (which hopefully they should all be aware of when purchasing the property) any interested resident is able to stand for election and so have a vote in the level of service charge levied. Unfortunately on most estates it is often the case that there is a shortage of residents willing to commit to the time to help run the estate.

That sounds like a good idea, the residents becoming more involved in the running of the estate. The problem is often that people are commuting into the city and have limited time in the evenings to attend meetings etc, especially if they have children as well.
How much time would a resident need to put into helping out and how much "people power" do we actually have to 1, help run the estate and 2, sort out estate issues such as crime and anti social behaviour?

Hi there, it doesnt suprise me that Anderton were a bit neglectful....My mum lives in a block of flats in Thornton heath and the manage it... they frequently add charges without consultation with the residents... dont deal with anitsocial behaviour and generally made my mum's life a misery with threats to reposess her flat if a couple of days late in paying fees etc... also she said that they were very inflexible when making payments, forcing her to come to the office only to be told that they cant accpet payments there... they are rubbish imo.

Entirely agree with views about Anderton. They quite rapidly went to seed when Richard Anderton (the former owner) retired and sold out to some faceless outfit. PMMS are now Concept's main competition and as Trustee of one of the companies currently with PMMS, I would love to see how either of these appear to individual owners.
The owner of Concept is a user of this forum whereas I do not think PMMS bother. But any feedback you leave is bound to find its way back to them via the various Trustees who are also members of this site.

In this particular case at least two residents were driving over estate footpaths and grounds, we were instructed to install posts to prevent this. Hardly unreasonable.
